Boiler Servicing

Combi Boiler Service

A combi boiler service helps keep your heating and hot water working safely and reliably. It is a planned check and clean of key components, with performance testing and clear feedback so you can address wear and small faults before they become breakdowns.

More information

What a combi boiler service covers

A service is designed to confirm safe operation, improve reliability and highlight developing issues. Depending on your boiler model and condition, it typically includes:

  • Visual inspection of the boiler, flue and ventilation
  • Operational checks for heating and hot water
  • Safety checks on key gas or oil components (as applicable)
  • Internal inspection and cleaning where required
  • Combustion analysis and adjustments within manufacturer tolerance
  • Checks of seals, condensate pipework and pressure
  • Review of controls and system response
  • Written summary of findings and any recommendations

When this service is most useful

  • You want confidence your boiler is operating safely.
  • Your heating is working but you have concerns about noise, pressure drops, or inconsistent hot water.
  • You are aiming to reduce the risk of winter breakdowns.
  • You need routine maintenance to help protect manufacturer warranty terms (check your handbook).
  • You look after a rental property and want planned maintenance (note: this is different from a landlord gas safety certificate).

How the service is delivered

The engineer will carry out a structured set of checks based on the boiler type and manufacturer guidance. Where safe and appropriate, the case is removed for internal inspection, components are checked for wear and the appliance is tested under operating conditions. You will be told what has been checked, what the results mean, and what to do next if anything needs attention.

After the service

If everything is operating correctly, you will have a clear record of the visit and reassurance going into the next season. If issues are found, you will get practical recommendations and options for repair or further investigation, with transparent explanation before any additional work is agreed.

Frequently Asked Questions

How often should a combi boiler be serviced?
Most manufacturers recommend servicing once a year. Annual servicing helps maintain safe operation, reduce breakdown risk and can support warranty requirements. If your boiler is older or heavily used, more frequent checks may be sensible.
Is a combi boiler service the same as a landlord gas safety certificate?
No. A service is routine maintenance and performance checking, while a landlord gas safety certificate (CP12) is a specific legal inspection for rented properties. If you need a CP12, ask for it to be booked separately or alongside the service.
How long does a combi boiler service take?
Many services take around 45 to 90 minutes, depending on the boiler model, access and condition. If the engineer finds a fault that needs further testing or parts, it may take longer. You will be kept informed if anything changes.
What happens if a fault is found during the service?
You will be told what has been found, how urgent it is, and what the next steps are. Minor issues can sometimes be corrected on the day, subject to parts and time. No additional work should go ahead without your agreement.
Can you service any combi boiler, including oil?
Most common combi boiler makes can be serviced, but the engineer must be appropriately qualified for the fuel type. Gas appliances require a Gas Safe registered engineer, and oil appliances require the relevant OFTEC qualification. Share the make and model when booking so the correct engineer attends.
