Is a combi boiler service the same as a landlord gas safety certificate?

No. A service is routine maintenance and performance checking, while a landlord gas safety certificate (CP12) is a specific legal inspection for rented properties. If you need a CP12, ask for it to be booked separately or alongside the service.

How long does a combi boiler service take?

Many services take around 45 to 90 minutes, depending on the boiler model, access and condition. If the engineer finds a fault that needs further testing or parts, it may take longer. You will be kept informed if anything changes.

What happens if a fault is found during the service?

You will be told what has been found, how urgent it is, and what the next steps are. Minor issues can sometimes be corrected on the day, subject to parts and time. No additional work should go ahead without your agreement.

Can you service any combi boiler, including oil?

Most common combi boiler makes can be serviced, but the engineer must be appropriately qualified for the fuel type.
