Gas Safety & Certification

Gas Safety Advisory Visit

A Gas Safety Advisory Visit is a practical, on-site check when you have a concern about a gas appliance or installation but do not necessarily need a formal certificate. It focuses on identifying safety risks, explaining what is happening in plain English, and setting out clear, compliant next steps.

More information

What a Gas Safety Advisory Visit covers

This visit is designed to investigate concerns, confirm whether an installation is operating safely, and help you decide what to do next.

  • Visual inspection of accessible gas appliances, pipework and connections.
  • Safety checks and performance testing where appropriate.
  • Investigation of common issues such as gas smells, sooting, poor combustion, nuisance shutdowns or suspected leaks.
  • Checks on ventilation and flue arrangements that affect safe operation.
  • Clear explanation of findings and the level of risk.
  • Written recommendations for any remedial work or further testing.

When this service is the right fit

This service is ideal if you want reassurance or a professional second opinion without booking a full landlord certificate.

  • You have noticed a gas smell, staining/sooting, or unusual appliance behaviour.
  • You have moved into a property and want a safety check for peace of mind.
  • You are a landlord or business owner dealing with a tenant or staff concern and need a prompt assessment.
  • You want to understand whether repair, isolation, or replacement is the safest option.

What happens during the visit

A Gas Safe registered engineer attends site, discusses the symptoms you have seen, then carries out appropriate checks and tests. If an unsafe situation is found, you will be advised on immediate safety steps, which can include isolating an appliance.

After the visit

You will receive a clear summary of what was checked, what was found, and what actions are recommended. If a formal record is required (for example a Landlord Gas Safety Record), you can book the correct certification visit once any issues have been addressed.

Frequently Asked Questions

Is this the same as a Landlord Gas Safety Certificate (CP12)?
No. A Gas Safety Advisory Visit is an investigative safety check and does not replace a Landlord Gas Safety Record (CP12). If you need a CP12, you should book a dedicated certification visit.
What should I do if I can smell gas before the visit?
If you suspect a gas leak, call the National Gas Emergency Service on 0800 111 999 immediately and follow their advice. Once the situation is made safe, an advisory visit can investigate the cause and any required repairs.
Will you carry out repairs during the advisory visit?
If a straightforward repair is identified and it is safe and practical to do so, it may be possible to complete it during the visit. If additional parts or time are needed, you will be advised on the best next step and any follow-on work.
Do you check all gas appliances in the property?
The visit can focus on a specific concern or cover multiple appliances, depending on what you need and what is accessible on the day. If you want a whole-property check for a rental, a CP12 appointment is usually more appropriate.
Will I get something in writing after the visit?
Yes. You will receive a written summary of findings and clear recommendations. If certification is required, you will be advised what type of certificate visit is needed.
